Why commission an independent survey?

Poor property conditions can affect residents’ health, safety and wellbeing, as well as a housing provider’s ability to meet its legal and regulatory responsibilities. An independent survey provides clear evidence of the property’s condition, identifies the likely causes and severity of any defects, and recommends proportionate remedial action. Our reports can support repair prioritisation, complaint and disrepair investigations, stock condition planning and longer-term investment decisions.

Independent surveys can also support compliance with the current Decent Homes Standard and help providers prepare for the New Decent Homes Standard, which is due to apply from 2035. They can also provide the prompt investigation, evidence and recommendations needed to support responses under Awaab’s Law. Phase 1 already covers emergency hazards and significant damp and mould hazards, while Phase 2 takes effect on 30 November 2026 and extends the requirements to a wider range of serious housing hazards.

Housing Provider Survey Fees

We offer individual surveys, multi-property programmes and ongoing surveying support for housing providers. Fees depend on the survey type, number and location of properties, reporting requirements and expected turnaround times. A tailored quotation will be provided before work begins, with discounted rates available for bulk instructions and longer-term contracts.

Travel Charges

All travel charges exclude VAT.

Distances are calculated using the normal practical driving route from our Coventry operating base to the property. For locations beyond the included 20-mile radius, mileage is charged on the additional outward and return distance. Any parking, toll, congestion-zone or similar charges will be added to the final invoice.

Where several properties are inspected during the same journey, travel charges may be divided between the appointments where appropriate. Additional travel expenses will not be incurred without prior agreement.

Cancellations & No-Access

Where an appointment cannot proceed because access has not been provided, the inspection fee and any applicable travel costs may remain payable.
