Survey Reports
Structured property reports explaining what was found, the likely causes, the level of priority and the action recommended.
A report should answer what happens next
Every DampRo UK survey includes a clear, evidence-based report appropriate to the type and scope of inspection commissioned.
The report records the relevant property conditions, explains the likely cause of identified defects and sets out practical recommendations. Where appropriate, findings are prioritised so immediate safety concerns, necessary repairs and longer-term improvements can be distinguished.
Our aim is to give homeowners, landlords, businesses and housing providers a reliable basis for decisions—not simply a list of visible symptoms.
What your survey report can include
The exact content reflects the property, inspection type and agreed scope, but these are the core elements clients can usually expect.
Professional Written Report
A structured record of the instruction, areas inspected, relevant findings, limitations and surveyor conclusions.
Photographic Evidence
Relevant photographs recording visible defects and supporting the findings, with annotation where it improves clarity.
Measurements & Readings
Appropriate moisture, humidity or environmental readings interpreted alongside visual evidence and construction details.
Defect Diagnosis
An explanation of the likely causes and contributing factors rather than relying on the visible symptom alone.
Recommended Remedial Works
Practical recommendations intended to address the underlying issue and reduce the risk of recurrence.
Priority Rating
Issues grouped by urgency, severity and potential effect on the property or its occupants where appropriate.
Scope & Limitations
A clear statement of what was inspected, what was inaccessible and where further investigation may be required.
Summary & Next Steps
A concise overview of significant findings and the actions the client should consider after receiving the report.
Types of survey report
The structure and emphasis change depending on the problem being investigated and the decision the client needs to make.
Damp, Mould & Moisture
Moisture patterns, environmental conditions, likely causes and actions to address defects and reduce recurrence.
Water Ingress & Building Defects
Evidence concerning leaks, roofs, walls, openings, rainwater systems or connected defects.
Pre-Purchase
Targeted advice on damp, timber, moisture or other agreed concerns before a property decision.
HHSRS & Hazard Assessment
Assessment of relevant housing hazards and risk classification where specifically commissioned.
Disrepair & Complaint Investigation
A factual record of condition, reported concerns, inspection evidence and recommended action.
Reinspection & Post-Works Verification
Evidence of visible outcomes after work and any remaining defects, risks or follow-up requirements.
Optional assessments and enhanced outputs
These elements are not automatically included in every report. They are added where relevant to the inspection and agreed scope.
Thermal Imaging
Relevant thermal images and interpretation where thermal imaging forms part of the survey.
HHSRS Assessment
Assessment and scoring of relevant hazards using the current HHSRS framework when commissioned.
Awaab’s Law Support
Findings and actions recorded to support a social landlord’s investigation and response where applicable.
Schedule of Works
A more detailed schedule describing recommended remedial tasks for planning or procurement.
M3NHF / NHF SOR Coding
Relevant Schedule of Rates coding to support costing, work ordering and repairs management.
Portfolio Data Output
Consistent report fields, priority information or structured outputs for programmes involving several properties.
How findings are brought together
A reliable conclusion is not based on a single meter reading, image or visible mark. The surveyor considers the available evidence together and explains how it supports the reported diagnosis.
- Property age and construction
- Locations and extent of defects
- Visible condition and patterns
- Moisture or environmental readings
- Ventilation and heating factors
- External building defects
- Repair and recurrence history
- Occupier information where relevant
- Access and inspection limitations
- Need for specialist investigation
How reports can be used
Reports are written for the agreed client and purpose, with the level of detail proportionate to the instruction.

Survey report FAQs
Is a report included with every survey?
Yes. Every DampRo UK survey includes an electronic report appropriate to the agreed scope. Specialist assessments, detailed works schedules, SOR coding or urgent delivery are included only where applicable and commissioned.
Will the report state exactly what caused the defect?
The report will explain the most likely cause where the available evidence supports a conclusion. If access, concealed construction or conflicting evidence prevents a reliable diagnosis, the limitation and recommended further investigation will be stated.
Can photographs and thermal images be included?
Relevant photographs are normally included. Thermal images are included where thermal imaging formed part of the commissioned survey and the images are relevant to the reported findings.
Can the report include repair costs?
Costing support or SOR coding can be included where agreed. Exact contractor quotations remain dependent on quantities, access, specification, market conditions and the contractor’s own inspection.
Can I use the report in a legal dispute?
You should explain any intended legal or evidential use before instruction. A standard survey report is not automatically an expert-witness report and may not satisfy the procedural requirements of legal proceedings.
Can a report be updated after repairs?
A separate reinspection or post-works verification can record the visible condition after work, assess whether the original issue appears to have been addressed and identify any remaining action.
Discuss the survey and report you require

Important information
A survey report records the evidence available within the agreed scope and at the time of inspection. It should not be treated as a guarantee that no concealed or future defect exists. HHSRS, Awaab’s Law, expert-witness, structural, valuation or other specialist content is included only where expressly agreed and appropriate. This page provides general service information and is not legal advice.
