Residential Surveys
Independent, impartial property surveys for homeowners, homebuyers and private landlords.
Why arrange a residential survey?
Damp, mould and moisture problems are not always caused by one obvious defect. A professional survey can help identify likely moisture sources, assess visible damage and distinguish between issues such as condensation, penetrating damp, rising damp, leaks or timber decay.
Whether you are a homeowner, landlord or prospective buyer, independent evidence can help you make informed decisions and avoid unnecessary or unsuitable remedial work.
DampRo UK provides inspection and advice rather than selling the repair. The purpose is to explain what the available evidence indicates and recommend proportionate next steps.

How the survey process works
We define the inspection around the property concern and confirm the quotation before booking.
Tell us the concern
Share the property address, affected areas, photographs and any previous reports or repairs.
Agree the scope
We recommend a suitable survey, explain limitations and confirm the written quotation.
Inspect the property
The surveyor records accessible conditions, relevant readings, photographs and contextual evidence.
Receive the report
Your report explains findings, likely causes, limitations, priorities and practical recommendations.
Residential survey options
Every property is different. Final fees depend on size, location, accessibility and the agreed inspection scope, and are confirmed before booking.
Standard Damp & Mould Survey
A focused investigation of reported damp, mould or moisture concerns in relevant accessible areas, with likely causes and practical recommendations.
Full Damp Investigation
A broader assessment of accessible areas throughout the property where several rooms, recurring defects or multiple moisture sources may be involved.
Damp & Timber Survey
Inspection of relevant accessible damp conditions alongside visible timber concerns such as decay, moisture damage or conditions favourable to deterioration.
Condensation & Humidity Assessment
Assessment of condensation and mould risk using property observations and relevant humidity, temperature, heating and ventilation evidence.
Thermal Imaging Survey
Standalone thermal imaging used to identify relevant surface-temperature patterns for further interpretation, subject to suitable environmental conditions.
Thermal Imaging Add-on
Thermal imaging added to another residential survey where it is likely to provide useful supporting evidence for the agreed question.
Pre-purchase Damp Survey
A focused damp and moisture inspection before purchase, helping identify relevant concerns and questions that may require further investigation or budgeting.
Insurance Damp Inspection
Records accessible damp-related conditions and evidence for an insurance matter. Clients should confirm any insurer-specific requirements before booking.
Water Ingress Investigation
Investigation of suspected external or building-related water entry, considering visible pathways, construction details and accessible internal evidence.
Leak Source Investigation
A focused assessment of the likely source and affected areas where a leak is suspected, within the limits of accessible and non-destructive inspection.
Prices shown exclude VAT.
What your residential survey includes
The precise methods depend on the instruction and conditions at the property, but each survey includes a written report, supporting photographs and practical recommendations.
Pre-inspection review
Consideration of the concerns, history and relevant documents or photographs supplied before the visit.
Visual inspection
Inspection of relevant internal and external areas that are safely accessible at the appointment.
Relevant readings
Moisture, humidity, temperature or thermal evidence where suitable for the agreed survey type.
Photographic evidence
Images supporting the principal observations, affected locations and relevant defects.
Cause-based findings
Interpretation of the available evidence and discussion of likely contributing factors or uncertainties.
Practical recommendations
Prioritised next steps, remedial principles and further investigation where the evidence requires it.
Your residential survey report
The report is designed to help you understand what was observed, what the evidence is likely to mean and what should happen next.

- Contributing factors
- Priority actions
- Remedial recommendations
- Limitations and further checks
What a residential damp survey does not automatically include
Residential damp surveys are normally visual and non-destructive. Furniture, floor coverings, wall finishes and stored possessions are not removed unless this has been expressly agreed and can be done safely.
If evidence suggests a concealed defect, structural concern, drainage issue, hazardous material or another specialist discipline, further investigation may be recommended.
Before the survey
Good access and background information allow the surveyor to inspect more effectively. Please tell us in advance about restricted areas, vulnerable occupants, pets or known safety concerns.
Do not redecorate, clean away active mould or dispose of damaged materials immediately before the visit unless this is necessary for health or safety.
- Provide the full property address
- Describe affected rooms and symptoms
- Send photographs where available
- Share previous reports or repair records
- Make relevant areas accessible
- Locate stopcocks and service information
- Explain when the issue occurs
- Identify any urgent safety concerns

Residential survey FAQs
Which survey should I choose?
The right option depends on the affected areas and the question you need answered. Send the property details, a short description and photographs; we can recommend a proportionate starting point and confirm the scope before booking.
Will the survey identify the exact cause of every damp problem?
The survey will interpret the evidence available from safely accessible areas. Some cases involve several contributing factors or concealed defects, so the report may identify the most likely causes and recommend monitoring, opening-up or another specialist investigation.
Is thermal imaging able to see through walls?
No. Thermal imaging records surface-temperature patterns; it is not an X-ray. Results depend on environmental conditions and require interpretation alongside visual observations and other evidence.
Is a pre-purchase damp survey a full homebuyer or structural survey?
No. It is a focused damp and moisture inspection within the agreed scope. It does not replace a full building survey, structural assessment, valuation, electrical inspection, gas inspection or conveyancing advice.
Can you inspect behind furniture, floor coverings or wall finishes?
Only where access is available and safe. Standard surveys are non-destructive, so heavy furniture, fixed finishes and floor coverings are not removed unless opening-up has been specifically agreed beforehand.
How quickly will I receive the report?
The expected report timescale is confirmed when booking. An urgent 24-hour option may be available for an additional charge, depending on survey complexity, existing commitments and receipt of all relevant information.

Important information
Findings are limited to the agreed instruction, information supplied, conditions present and areas safely accessible at the time of inspection. No non-destructive survey can guarantee the condition of concealed construction or predict future defects. Recommendations do not constitute structural engineering, legal, valuation, drainage, electrical, gas-safety or laboratory advice unless that separate service is expressly included through an appropriately qualified professional.
